The Phase I ESA has long been the industry standard to evaluate potential environmental concerns in commercial real estate transactions. The methods and protocols are described by the American Society for Testing and Materials (ASTM) and provide "good commercial and customary practice" to conduct environmental due diligence. Last revised in 2005, the Phase I standard is updated every 8 years.

Adam Johnston

Adam Johnston is ENVIRON’s Environmental Due Diligence Practice Area Leader for the Americas. Adam has more than 20 years of experience conducting and overseeing environmental due diligence assignments both in the United States and around the world. As a representative of ENVIRON, Adam has participated in ASTM International’s Phase I ESA E1527 Task Group since 2010. Over the course of the last three years, this group met regularly by telephone and in person to review the existing Phase I ESA Standard and develop revisions to the Phase I ESA Standard. Adam will be presenting a webinar on the revisions to the Phase I ESA Standard that were agreed upon by the ASTM International task group and approved by the U.S. Environmental Protection Agency, as well as the factors that drove the changes.
